The brief our Pascoe Vale client gave to Capital Building was, initially, to design an upper extension consisting of 2 generous bedrooms, a bathroom and a living room / retreat for the owners of two maturing offspring. Capitals design team, led by Dean, came up with an upper concept providing ample space and aesthetic appeal.

As the photos show, the second storey extension nestles in sympathetically with the existing and original 1930’s ground floor Californian bungalow home. The stepped facade of the upper extension follows the roof contour below, providing the gentle integration of a large extension without creating overt, visual bulk.

At ground level, a new large ensuite and walk-in robe were required for the existing master bedroom.  The old bathroom and a large bedroom made way for these and a stairway for the new upper extension. Late in the planning process owners, Justin and Donna decided their whole house needed to be perfect, not just the parts we were extending.

Consequently the ground floor, family, dining and kitchen areas (including bathrooms) were to be gutted and redesigned as an open plan concept.The existing ground floor footprint was opened up, with large windows and sliding doors leading out to the new alfresco area.

These areas provide natural light and large flowing spaces, perfect for entertaining. The modern kitchen, with a butler’s pantry, is a focal point. The long splash back window providing light and linear, spatial continuity.

Polished Australian hardwood floor boards, give warmth and complementary sight lines to the kitchen/ living design, as do the built in gas log fire place and blue stone hearth. Once again the photos are a testament to the owners quest for a sleek and well resolved aesthetic.
