This extension and renovation project in Glen Iris is one of our absolute favorites.  The Owners previous design was resulting in costs over their budget. Luckily for the Owners, the team at Capital Building got involved and were able to find value, to get their budget back on track.

Capital Building’s Design Consultants were able to use their experience and various design techniques to maximize the use of space, whilst minimizing the building’s footprint and ultimately the cost. The previous design included extensive excavation and underpinning works, beneath the house. However, Capital Building were able to utilise the space to the rear of the property and shift the extension back to avoid this extra work and cost.

The scope of this extension and renovation project allowed Capital Building to simply demolish the rear of the house, temporarily seal it, excavate the ground, build the concrete slab sub-structure, then the brick extension. Capital Building used clever techniques like agricultural (Agi) drains and pumps to support the new ground floor extension structure and mitigate any risk of excess ground water damaging the sub-structure.

The ground floor presents with a private retreat, classy wine cellar, practical mudroom, and valuable storage space. The remaining bathroom, powder room and master bedroom with walk-in-robe were renovated and refreshed to provide not only a better aesthetic, but also use of space. The clean white tiles with dark grout and black accent fixtures are featured throughout these amenities, tying the home together with an updated modern look.

The first floor boasts open plan living, chic new modern kitchen, expansive deck with brilliant views, huge Australian hardwood bifold doors, a smart controllable louvre pergola, merbau decking and gorgeous herringbone floorboards.

Food is in all our DNA, so it’s no surprise the kitchen is the central meeting place of any well-designed home. The Owners made this a priority and poured their personality into this stunning feature kitchen, and the result is striking. Bespoke 2-pack painted cabinetry in two beautiful tones of blue. Obscured white glass splash back and high-grade white quartz benchtop finish this wonderfully bright and practical design.
