From the outset, our design team knew this second storey extension design was going to be a winner. The charming Brighton streetscape, a bungalow with good potential and a client with a clear vision all pointed to a positive result.

Our clients growing family were in need of more space and wanted some extensive renovations to their existing and solid Bungalow.

The client brief centred on an upstairs extension for the children and ground floor alterations and renovations for Mum, Dad, family and friends. As for many Capital Building designs, the new work was to complement and enhance the existing style of the home.  This included gables, timber shingles, lined eaves and joinery style windows clearly harked back to the original Hamptons and Bungalow styles.

The original requirement was for a 2 bedroom, one bathroom, study-nook and retreat 2nd storey extension.  This cleared out much downstairs accommodation, leaving more room on the ground level to enlarge living areas, generous hallway and a feature stairway.

The ‘first draft’ design was pretty much on target, only requiring some minor adjustments. The design was already costed from the initial brief, sketch design and quotation. However, this budget also grew with the ever emerging possibilities of the design process and the need to refurbish the ground floor. Items such as existing roofs, gutters, eaves and the like, were also in need of attention as is the case with older homes.

The owners were looking to create a light-filled, bright, fresh feel. They successfully managed this by using the added space of larger rooms, more windows and a tasteful combination of crisp whites & grey tones. The 180mm blackbutt timber flooring and dado panelling throughout the entrance and formal lounge add period character and texture. Large feature pendant lights and plantation shutters add further Hamptons drama and sophistication.

The Master Bedroom on the ground floor has morphed into a perfect private escape from the rest of the house.  A ‘sanctuary of true luxury’ with double large barn doors opening into a glamorous ensuite with a free standing bath, bath spout, double basins and pattern floor tiles. Towards the rear of the home, two large clear glass stacker sliding doors were added to the living/dining room and family room.  They provide a seamless transition onto the deck and pool area.

It creates one very large, light, bright indoor-outdoor entertainment area for large gatherings. The quality of this second story design-build was the result of an excellent client-builder relationship. A client with a clear vision and a design-builder with a highly experienced team have produced a final outcome everyone involved are extremely proud of.
