These Owners in Kew grappled with this very problem for some time. Despite their patient search they gave up waiting for an ideal property to pop up in the market. They also considered knock down and rebuild but their unit, as one of two, this seemed out of character.
Also, demolishing the existing house seemed wasteful, considering its overall sound condition and many redeeming features. After all, the existing house could be converted and renewed, saving a few hundred thousand, as opposed to demolition and starting from scratch.
The Owners did spend a lot of time researching, which eventually lead them to contacting Capital Building. After a couple of design meetings it was clear the house had a sound structure, a classical style and a very renovation friendly floor plan.
The Owners and Capital Buildings, Design Consultant, Dean, worked closely together on what turned out to be an elegant solution. Creating a design which exceeded the clients space requirements and fell within suitable budget and aesthetic expectations. Capital building was able to handle the entire design process, including town planning and building permits.
The existing single level house was comprised of 2 small bedrooms, a study and 3 living spaces. With a good size courtyard, double garage and of classical inspired, rendered appearance. A perfectly adequate modern home, until the growing family needed more accommodation and living/entertaining areas. First step was to open plan the ground floor to create a very large kitchen/ meals/ living area.
The rear bedroom was added to this living space also resulting in more expansive north facing integration with the courtyard. A new kitchen with walk in pantry was part of the wish list. New and larger open rooms with quality flooring and a featured fireplace added to a total transformation of the ground floor. The existing façade was subtly blended in with that of the new upper floor addition.
The Upper story extension design includes 3 additional large bedrooms, two bathrooms, and an expansive retreat area. The outcome was a stunning result for builder and owner. Now gone, the problem of having to move away from their super location, near shops and transport.
