This well-worn but solid mission bungalow was overdue for a refresh and extensions for their extended family. This family home of many years was in a prime location, close to Camberwell Junction shopping and transport hub. Anything bigger or newer, in the area would have cost a bomb. Then, chances were another home may still have required money spent on renovations to modernize it.
Auction fees, moving, taxes and transfer costs could easily have cost the owners well over 50K. Having owned the house for 10+ years it was worth many times its purchase price and over capitalizing was less likely. It’s “detonate or renovate” status would have discounted its sale potential to land value only. Detonate and rebuild would have easily cost double the amount of the proposed renovation and end result. All these factors convinced the owner to design and construct and renew their ageing home.
The owners made initial contact with Capital Building Contractors with their own architectural plans & engineering and a clear vision of the design they wanted to achieve. They did not want to move, they had plenty of ‘room to improve’ and wanted to expand their original home for the whole family to expand into and enjoy.
Nestled in a lusciously leafy Canterbury streetscape, where each home has its own ‘old world charm’ & personality Capital Building Contractors went to work extending and making this old home new again. With the cooperation and understanding of the owners, Capital Building managed to accommodate them in the home during extension and renovation works. This is not always possible but on this occasion, the extension design was able to accommodate some intrepid boarders.
This required blocking off the existing kitchen area for the family to use whilst we completed ground floor extension works to the rear. Adding a concrete slab to the ground floor, extending out and creating a new kitchen, butlers pantry, meals, family room and laundry. Once complete the old kitchen was dismantled to become a large formal hallway with stairs and storage cupboards.
A first-floor extension consisting of 2 generous bedrooms, 1 bathroom, storage – closet and sitting area was also constructed. A cosy, more private retreat from the open plan, ground floor, living kitchen/meals extension spaces. The alterations to the existing ground floor, provided additional space, transforming 2 existing bedrooms into a study, an ensuite and walk in robe for the master bedroom.
Polished KDHW (Kiln Dried Hardwood) timber floorboards were laid throughout the home and finished with a water base matt coating. This is becoming an increasingly popular finish, providing a non-toxic, fast drying surface which shows off the timber in its most natural state. A forgiving sheen which doesn’t show every scratch or speck of dust. The subdued hardwood tones of the floor blend well with the crisp white 2 pack kitchen cupboards and butlers pantry supplied by Correct Cabinets.
Colonial bar windows by Aspect Windows were installed to best match existing windows. In keeping with the style of the bungalow, all new areas received decorative picture rails, cornices, skirtings and architraves to match. The result; a ‘period home’ with a modern flavour. The owners were ecstatic with the final result and at having achieved all this without having to move.
